Nail holes and small checks get filled after the 60 grit pass, not before, so the filler is cut flush by the 80. Filling at the end leaves proud spots that flash a different colour under the coating.

How many times can my floor be refinished?
Measure the wood above the tongue at a vent or a doorway. Above 1/4 inch you have at least two more full sands. Below 1/8 inch a full sand risks exposing nails, and a screen and recoat is the safer answer.
Can you refinish only one room?
Yes, but a room refinished on its own will not match the rooms next to it, even with the same stain and finish. The old floor has ambered. We either stop at a doorway with a threshold or we do the connected space.
Do we have to move out?
No. Most people stay upstairs and use a back door for three days. What you cannot do is walk on a floor that has been coated, so the plan is built around which rooms you need on which day.
